B & E Boys are pleased to announce plans for new industrial/commercial development and planning consent on the Bolton Point/Waters Meeting site.
At 45 acres the Bolton Point/Waters Meeting site, off Crompton Way in Bolton, is one of the largest development sites in the North West region. From the outset this has been an ambitious and complex project. It has involved reclaiming contaminated land and employing specialist ground treatments such as lime stabilisation and dynamic compaction.
Despite the complexities of the site, Boys saw the opportunity and the potential that it presented. The company has driven the project through the planning permission stages and construction. The result is a range of modern B1, B2 and B8 units that have attracted several new businesses to the region and created 1,000 new jobs for local people.
In the 15 years since B&E Boys acquired the Bolton Point/Waters Meeting site, a considerable amount of activity has been seen on the development. Existing buildings were renovated and leased out. A foundry was remediated and sold to nationwide house builder, Bellway Homes. In the early 2000s, speculative industrial and office space development was undertaken on approximately 20 acres of the site. Tenants and occupiers include the likes of Bolton TV and Video, Frazilla Foods, JC Wilkins and Shanleys to name just a few.
Now Phase 1 plans are in place to improve the infrastructure around the site. This will see the extension of estate highways infrastructure to the largest remaining area (approximately 10 acres) for which B&E Boys obtained outline planning consent for in 2014. New industrial building on the site will begin during 2017. Planning has also been submitted for a number of infill areas that still exist on the Waters Meeting development.
We would also like to announce that we are building a number of units aimed at providing office and workshop space speculatively ranging from 2500 to 6000 sq. ft. and have already had a number of serious enquiries.
