Planning permission has been approved on the vacant site of the former Oakenhead Resource Centre, Haslingden Old Road, Rawtenstall.
The plans for 19 new houses were approved on 19th June by the Development Control Committee of Rossendale Council.
B&E Boys will replace the former Oakenhead Resource Centre, closed by Lancashire County Council in 2014, with a total of 19 homes. The development will consist of eleven 4-bedroom homes, six 3-bedroom homes, and two bungalows.
The site is highly sustainable, on previously developed land and in a desirable location within walking distance of local amenities. Not only this, the development will have the obvious benefit of excellent transport links.
Access to the proposed site will be from Unity Way, off Haslingden Old Road. With two local primary schools are nearby: St Mary’s CE and James the Less RC and Unity Way used by pupils of both schools, concerns had been raised for the safety of children walking to and from school.
Such concerns are perfectly understandable and were raised by the Highways Authority during the consultation process resulting in the scheme layout being amended to reduce the number of driveways and potential for reversing cars onto Unity Way. Furthermore a balanced view on vehicle usage by new home occupants during peak school times was considered and with the amendments made the Highways and Local Planning Authorities determined that the application was acceptable, after carefully considering issues of access, safety and parking. Therefore, planning officers recommended approval of the application.
The new development is expected to be in a sought after location for family home buyers, with access to community enterprise lead Ski Rossendale, The Whitaker and the many leisure and retail related facilities in close proximity of the site.
The Oakenhead development will make excellent use of a vacant site, creating family homes to enrich the community – and meet the growing demand for new property in the local area.
